A New Labour Government: A Property Investment Strategy for a New Era – How to Seize Outstanding Opportunities

The new Labour government is adopting or discussing policies that make many business owners and property investors nervous.

 

There’s a list which people in property are currently discussing:

 

1. Increase in Capital Gains Tax

2. Increase in Inheritance Tax

3. The Renters Rights Bill – including abolition of Section 21, application of Awaab’s Law etc..

4. Tax changes to the treatment of Airbnb/serviced accommodation

5. Rent controls

6. Compulsory purchase

7. Minimum energy efficiency standards

8. National Insurance on rent

 

Other policy ideas are being discussed within the government, and we will learn more about actual measures in the forthcoming budget on 30 October.

 

What do we know for certain?

 

There are opportunities when there is uncertainty. I’ve been around a long time. Anyone who’s read my book, “Property Auctions: Repossessions, Bankruptcies and Bargain Properties,” will note that it effectively begins in 2008, in the aftermath of the credit crunch and financial crisis. When everyone was heading for the door, we were walking through it in the opposite direction. We are in a similar situation today, although the factors behind it are very different.

 

Many investors are exiting the market for various reasons, one being the imminent increase in capital gains tax (CGT). Many will be willing to take a hit for a quick sale to sell at the lower rate of CGT. Others will be selling Airbnb-type properties, given the changes in the tax regime for this type of investment. Again, this presents an opportunity for the savvy distressed asset investor.

 

I’ve always looked at the positive when many others look at the negative. I believe this is an outstanding time to invest in property, particularly distressed assets, buying wholesale through auctions and other distressed routes to market, which will pay dividends in the future.
